Philosophy & Service
H&H serves primarily as a buyer’s agent in the acquisition of timberland investments and recreational properties. Our philosophy is that buyers of land should not rely on the services of a selling agent to best represent the buyer’s interests. Seller’s have numerous obligations to their selling clients and legally must limit their relationships with a buyer. To a Selling Agent you are a customer to whom they are trying to sell their clients property.
To us you are our client. Our service is our product. The property is our objective. Our job is to find you that parcel which best meets your needs at the best price possible.
Fee Structure
Under our buyer’s agency agreement we establish a commission fee to be paid by the buyer based on the sales price of the property. Any commission split being offered by the seller to the buyer’s agent may, at the buyer’s election, be applied to the buyer’s fee. Fairly standard? Not really. Because we recognize the inherent conflict of interest in making a higher fee if our clients pay more for the property, our fee schedule incorporates an incentive for negotiating a lower sales price. We get paid a percentage of the amount that we negotiate off of the asking price. Since this commission is higher than the base commission rate, the less you pay, the more we make. This is just one example of how at H&H we are continually striving to ensure the best and most dedicated service to our clients.
